This residence was an infill to a developed subdivision having a limited width restriction and recently more stringent setbacks from the creek in the backyard. The limitations provided an opportunity to orient the length of the house to the solar south, gaining passive solar heat. The first level is slab on grade providing for solar mass heat storage and contains hydronic heat tubes heated by a high efficiency gas boiler. The wall insulation is spray foam providing a higher than average R-value.

The septic system is a much smaller area than most using an AdvanTex sytem. This system’s output is 99% cleaner than conventional septic systems and is rated clean enough for animal consumption.

The exterior finish is a combination of stucco and thin cut real stone. The first floor slab was stained, sawed in 24” diagonal squares and sealed, providing for a finished floor. The second floor system is exposed douglas fir perlins with 2 x 6 tongue and groove decking that provides a finished floor upstairs. Custom made steel hangers were designed for the perlins. The counter tops are 18” granite tiles and are 36” deep.
