PREDESIGN
Define the project by clients needs.
Evaluate requirements of the site
and governing bodies.
SCHEMATIC DESIGN
Establish a Design Concept.
Create sketches of plans & elevations.
Obtain client feedback & approval.
DESIGN DEVELOPMENT
Define the above sketches with materials to be used.
Review drawings with consultants & integrate the
Structural and Mechanical Systems.
Obtain client feedback & approval.
Review drawings with governing bodies for approval.
Submit drawings to contractor for preliminary cost estimating.
CONSTRUCTION DOCUMENTS
This portion is 60-80 percent of the total fee and is 2-6 months,
depending upon the project complexity.
Detailed drawings and specifications for bidding and construction.
Compiling and integrating the consultants drawings and specifications.
CONSTRUCTION OBSERVATION
Site visits with the Owner, Contractor, & Consultants for
compliance of the work to the Construction Documents.
Photo documentation of phases.
Punch list to guide to completion.
Project close out and completion documentation.
Certificate of Occupancy by governing bodies.
